Then the calendar runs
Every recurring obligation across every location goes on one master calendar with an owner and a due date. Work is scheduled ahead of the date, not after somebody notices it slipped.
We coordinate, licensees perform
We dispatch licensed vendors as your agent and hold them to the date. They perform the work under their own licenses and insurance, and licensed trades contract with and bill you directly. We own the calendar, the documentation, and the follow-up.

A free 20-minute Fire-System Inspection Status Check produces a one-page scorecard. If the score warrants it, the Blueprint is the first purchase: the living master document for compliance across the portfolio. Then we keep it alive.

We never perform licensed field work
Not as a technicality — as the model. Alarm, sprinkler, extinguisher, suppression inspection, and monitoring are performed and billed by the licensed companies that hold those licenses. Minnesota reserves licensed billing for licensees, and we do not represent licensed work as ours.
We verify documentation, not technical adequacy
When a vendor or subcontractor finishes, we check that the record is complete: photos, service report, dates, certificate, and anything the jurisdiction expects. Whether the work itself was technically adequate remains that professional's responsibility under their own license and insurance.
We do not promise outcomes we don't control
No promise that an inspection passes, that a jurisdiction approves, that no deficiency is found, or that a citation never arrives. Our guarantee covers our own job and nothing more.

Do you do the work yourselves?
No. Licensed vendors and qualified local crews perform the work under their own licenses and insurance. We own the customer relationship, the calendar, the dispatch, the documentation, and the follow-up. That is the whole company — the part nobody else is accountable for.
Then what am I actually paying you for?
For the record existing and staying current. Vendors each track their own trade; nobody tracks the portfolio. We schedule ahead of the date, hold vendors to it, chase deficiencies across vendors, and keep every certificate in one place you can retrieve from.
How does billing work?
Licensed trades contract with and bill you directly — we coordinate them as your agent. Management is a separate recurring fee. Two streams, and the agreement says which is which.
What does it cost?
The Fire-System Inspection Status Check is free. The Blueprint is priced per building with a minimum, and management is priced after discovery based on how many locations you have and how complex they are. Real numbers go in a written proposal rather than on a page like this one, because portfolios differ too much for a list price to be honest.

If Lyvera fails to coordinate an inspection deadline included in your active management calendar, your next management month is free. That is the guarantee in full — it covers tracking and coordination, which is our job, and it does not extend to outcomes a jurisdiction decides.
